LANDLORDS
Let only start up
Our service offered to landlords who wish to manage the day to day running of their property themselves. We will provide and discuss with you a rental valuation. The team here will source Tenants for you once we have an application we will carry out full credit checks, employer, landlord references and carry out all right to rent checks in line with current legislation in order to present the applicant to you for approval. Once approved we will create a tenancy contract and agree a moving in time. The tenant will then be managed by the Landlord.
Let Only Managed
This option gives Landlords the confidence to know the day to day issues will be processed quickly and efficiently. During the tenancy we will be the first point of contact for your tenants 24 hours a day, 7 days per week. Rent will be collected into our client account and any arrears will be dealt with in our office. The property will be inspected regularly and we will be in constant contact with your tenants to ensure at the end of a tenancy the tenants either re-sign for another term or the property is re-advertised in time to find new tenants with minimal void periods. If they leave we carry out the check out inspection and distribution of deposit funds once any damages have been accounted for. With this service we handle everything from start to finish.
Rent 2 Rent.
We guarantee the landlord a fixed sum each month regardless of if its full or not. For this to work for us as a business we will pay between £550 and £600 Maximum per month.

No voids
We take a property and furnish if required and let out on a room by room basis. This works only with 4 bedroom properties. Could work with 3 bedrooms depending on the rent the landlord is looking for. We let to students and working people. Occasionally DSS but not that often. We do the following:

Issue a Room only AST.

Pay council tax.

Pay gas, electric and water rates.

Provide broadband.

Do monthly cleans.

Property inspections.

Find tenants.

HMO MANAGEMENT
We manage HMO properties for other landlords. Depending on the size of the property, we charge £300 per month for up to a 9 bed Bed roomed HMO. For this we find the tenants, take viewings, issue them with an AST and any relevant paperwork. We also arrange any maintenance. We provide a monthly report and statement.

Deal with insurance claims if required. Also, evictions if needed.
​We are also experienced in renovating properties up to HMO standard and helping with any paperwork that is needed in order to obtain a HMO license.
​We have 20 year’s experience in owning and managing HMO properties and have our own portfolio that are let on a room by room basis.
